Kotiyagala Luxury Villas

Tucked deep into the pristine wilderness along the perimeter of Yala National Park, Kotiyagala Luxury Villas is an intimate eco-luxury sanctuary where contemporary design meets the raw thrill of the African-style bushveld. Constructed above the ground on stilts to minimize ecological footprint, Kotiyagala allows the natural rhythm of the wild to flow undisturbed beneath your living spaces.

Elevated Luxury Villas with Private Pools

Kotiyagala comprises just seven exclusive standalone villas elevated high into the tree canopy. Each villa is an architectural masterpiece featuring massive glass facades, a private infinity plunge pool, open-air sun deck, freestanding soaking tubs, and organic stone-finished bathrooms. From the privacy of your deck, witness grey langurs swinging through the trees and listen to the haunting calls of nocturnal forest wildlife under crystalline starlit skies.

Organic Wild Cuisine & Forest Dinners

Gastronomy at Kotiyagala celebrates local southern Sri Lankan ingredients, organic farm produce, and freshly caught seafood from Kirinda fishing harbor. Guests enjoy bespoke dining setups on elevated forest decks, lantern-lit bush barbecues around open fire pits, and custom picnic hampers prepared for full-day national park expeditions.

Private Naturalist-Led Safaris

With Yala National Park at its doorstep, Kotiyagala provides custom-fitted 4x4 safari vehicles and experienced resident naturalists who tailor game drives around leopard tracking, elephant herd observation, and birdwatching in quieter, lesser-visited blocks of Yala and Lunugamvehera.
